How it works

From your first conversation with us to your first booking, the process is straightforward and moves at your pace.

Most properties are fully set up and receiving bookings within two to three weeks of our initial meeting.

Introduction meet

We introduce ourselves, learn about your property, and walk you through the process. No obligation at this stage. We want to make sure we are the right fit for each other before anything moves forward.

Research & rental prognosis

We analyse your property against current market data and provide an honest rental prognosis. You will know exactly what to expect in terms of occupancy and income before signing anything.

Documentation & photoshoot

We handle all documentation preparation and organise a professional photoshoot at your property. High-quality images that highlight your home at its best, ready for listing across all channels.

Day 5–8

Onboarding & deployment

Your property goes live across our booking platform and 50+ channels including Airbnb, Vrbo, and Booking.com. From this point we manage everything. Bookings, guests, cleaning, and reporting.

Our management fee covers everything listed below. For short-term rentals, we take 20% commission including VAT. For long-term rentals, we take one month's rent as our fee, plus a €99 monthly maintenance fee covering all administration during the rental period. No setup fees. No hidden extras.

There are no setup or hidden fees. For short-term rentals, we deduct 20% of rental income including VAT. For long-term rentals, our commission is one month's rent, plus a €99 monthly maintenance fee covering all administration during the rental period. We only earn when your property generates bookings.
Yes. We always collect and hold the security deposit before any guest is allowed to enter the property. The deposit amount is agreed with you as the owner to ensure your home is fully protected.
Guests pay for the cleaning directly as part of their booking. For long-term rentals, cleaning between stays can be arranged separately at a fixed rate.
You will have a dedicated owner portal where you can see bookings, reports, and earnings in real time. Our team is also available via phone, email, or WhatsApp whenever needed.
It is your home and you are free to use it whenever you like. Simply share your dates in advance and we will block the calendar and arrange everything around your stay. There is no restriction on how often you can use it.
Our onboarding process takes approximately 10 days from the initial introduction meeting to your property going live across all booking channels. This includes the photoshoot, documentation preparation, and full listing setup.
Yes. There is no minimum contract period and no long-term commitment required. You can pause or stop rentals at any time and we will simply honour any confirmed bookings already in the calendar.
